Demolishing a Fire-Damaged House in Ipswich: What Happens After the Fire

A house fire is one of the worst things a family can go through, and the days afterwards are a blur of phone calls, temporary accommodation and insurance paperwork. At some point the question comes up of what happens to the building itself. In some cases a fire-damaged house can be repaired. In many others, particularly older Ipswich homes where fire has gone through the roof space or the structure, demolition is the safer and more practical path. This guide explains what usually happens between the fire and a cleared block, and where a demolition contractor fits in.

Before anyone touches the site

Straight after a fire, the property is not yours to clear. Fire investigators and, in some cases, police may need to inspect the site to determine the cause, and your insurer will usually want its own assessor to see the damage before anything is moved. Until the site has been released and the insurer has completed its assessment, demolition should not start, and nothing should be removed beyond what is needed to make the site safe.

What can and should happen early is making the site secure. A burnt-out house is dangerous: roofs and floors can collapse, glass and sharp metal are everywhere, and children or curious neighbours can wander in. Temporary fencing around the property is a common first step, and your insurer may arrange it or approve the cost. If the house is in a street with close neighbours, such as many of the older blocks around Goodna, Booval or North Ipswich, keeping debris contained also protects adjoining properties.

Insurance usually sets the path

Most fire-damaged demolitions in Ipswich are insurance jobs, and the insurer's process shapes the timeline. The assessor will decide whether the house is a total loss or whether it can be repaired. If it is a total loss, the insurer may appoint its own demolition contractor, or it may ask you to obtain quotes. Your policy will set out what is covered for demolition and debris removal, so it is worth reading that section and asking your insurer directly what they need from you.

If you are asked for quotes, make sure each one covers the same scope: asbestos assessment and removal, demolition of the structure, removal of slabs or stumps if required, disposal of all debris, and service disconnections. Our guide to how to choose a demolition company in Ipswich covers what to look for in a quote, and the same principles apply here.

Asbestos is the biggest issue

Fire changes how asbestos behaves. Many Ipswich homes built or extended before 1990 contain asbestos cement sheeting in the eaves, walls, wet areas and outbuildings. In normal condition, that bonded material is relatively stable. Once it has been through a fire, it can crack, shatter and break down, and asbestos fragments can be spread through the ash and debris across the site.

That means a fire-damaged house should be treated as potentially contaminated until it has been assessed. An asbestos assessment is normally the first technical step, and the results determine whether the removal can be done under a non-friable licence or whether friable asbestos removal is required. In Queensland, friable asbestos removal requires a Class A licence. Our Asbestos Removal service covers testing, licensed removal and clearance, and you can read more in our article on asbestos in older Ipswich homes.

The practical effect for homeowners is that clearing a fire site usually costs more and takes longer than an ordinary demolition of the same house, because much of the debris has to be handled and disposed of as asbestos waste rather than general demolition waste.

Approvals and services

Even when a house is badly burnt, demolition is still building work. In most cases it needs building approval from a private certifier, and if the property is in a character area there may be an additional council planning check. Our guide to demolition approvals and permits in Ipswich explains how this works. Your certifier and the council can also tell you whether any part of the approval process changes because the building is fire damaged.

Services need to be dealt with properly as well. The electricity supply needs to be abolished by Energex before demolition, the gas supply must be disconnected and made safe, and the water and sewer connections need to be capped. Even if the fire service isolated power and gas on the night, formal disconnection is still required before machinery goes in.

What the demolition itself involves

Once the site is released, approved and assessed, the job usually runs in stages. Asbestos-contaminated material is removed first by the licensed crew, with air monitoring and a clearance inspection where required. The remaining structure is then demolished, with burnt timber, roofing, wiring and contents separated where possible. Concrete slabs, stumps and footings are removed if the block is being cleared for a rebuild. Finally the site is cleaned up, and on a fire job that clean-up is often more involved than usual because ash and fine debris can spread well beyond the footprint of the house.

Our House Demolition service handles the full sequence, from asbestos and approvals through to a clean site. If you are planning to rebuild on the same block, our Knockdown-Rebuild Site Clearing service can coordinate the demolition with your builder's timeline.

If the house can be repaired

Not every fire leads to a full demolition. Where damage is confined to one part of the house, the insurer may approve repairs, and a partial demolition may be needed to remove the damaged section before the builder starts. The same asbestos and safety rules apply.
